Background
The Tuscan Village is a 170-acre mixed-use development project located at the former Rockingham Park Race Track site. The development is conveniently located off Interstate 93, nearby the Mall at Rockingham Park, and adjacent to Route 28. When completed, the project is expected to offer approximately 2.8 million square feet of retail, shops, restaurants, hotels, entertainment, office space, and a variety of housing options.
Phase I
Phase I of the project is currently under construction. The North Village will include a 256-unit, four-story apartment complex and 96 units of townhouses, a new Market Basket, and a Ford dealership. The Ford dealership, along with some of the apartment units and townhomes are already completed and occupied.
Phase II
Phase II, which includes the remaining 120 acres will have additional retail shops, a medical facility, a cinema, hotels, and other restaurants and amenities. As a part of the project, some of the old racetrack artifacts, including signs and seats, will be on display and incorporated throughout the village commemorating the rich history of the site.
The development will benefit the Town by generating approximately $14 million in recreation, school, public safety, and water and sewer impact fees. In addition, the project will bring in about $5.5 million in permit fees and $11 million annually in tax revenue. More importantly, the Tuscan Village is projected to create roughly 6,000 permanent jobs for the town and region.
