Zoning Amendments
In the Town Charter that was adopted on March 14, 2023, the Town Council is now the approving authority for zoning amendments rather than the Town Meeting process. This page serves as a hub for information related to zoning amendments that were passed after the adoption of the Charter.

Establishing of Amendment Process
The first zoning amendment passed under the new Charter was the establishing of the new zoning amendment process under a new section for Section 490-102 of the municipal code. The Planning Board reviewed these revisions and held public hearings on November 14 and December 12, 2023 and unanimously recommended the amendment to the Town Council. The Town Council reviewed the amendment on December 18, 2023 and January 8, 2024 and unanimously approved the amendment.

2025 Zoning Amendment Set #1
The first set of 2025 zoning amendments passed on April 21, 2025. These amendments included:
- Amendment #1 – Clarify Corner Lot Setbacks (§490-107, §490-202)
- Amendment #2 – Update parking requirements for Multi-family Housing, workforce housing and accessory apartments (§490-701, §490-801)
- Amendment #3 – Revise Noncommercial Keeping of Chickens (§490-713)
- Amendment #4 – Revise Temporary Occupation Manufactured Home (§490-808)
- Amendment #5 – Revise Expansion of Certain Nonconforming Uses §490-810)
The Planning Board reviewed these revisions and held public hearings on February 25 and March 25, 2025 and unanimously recommended the amendment to the Town Council. The Town Council reviewed the amendment on April 7 and 21, 2025 and unanimously approved the amendments.

2025 Zoning Amendment Set #2
The second set of 2025 zoning amendments passed on September 22, 2025. These amendments included:
- Amendment #1 – Revise Residential Definitions to Exclude Transient Uses (§490-107)
- Amendment #2 – Revise Accessory Dwelling Units Ordinance to Comply with State Law (§490-801, §490-107)
- Amendment #3 – Update Parking Requirements for Residential Uses to Comply with State Law (§490-701)
- Amendment #4 – Require Wetland Mitigation Monitoring (§490-706)
The Planning Board reviewed these revisions and held public hearings on August 26, 2025 and unanimously recommended the amendment to the Town Council. The Town Council reviewed the amendments on September 8 and 22, 2025 and unanimously approved them.
